Insurance Basics for Residential and Homeowners
Insurance Guidance for Residential Hosts (Homes, Backyards, Private Properties)
Why Insurance Matters Opening your home or backyard for events is exciting—but it’s also new territory for many Hosts. We understand this can feel a little overwhelming, and we want you to know there are solutions that can protect you! Your safety and protection is our priority. We never want you to take on risk without the right coverage in place.
Your standard homeowner’s insurance policy is designed for personal use of your property. It does not cover events or rentals. That means if something happens during an event, your current policy may not step in.
Options for Residential Hosts
- Occasional Events
- If you only plan to host a few events each year, you can require your Guests to purchase event day insurance.
- This coverage is designed for one-time events (like weddings, birthday parties, or reunions).
- It’s simple, affordable, and completely separate from your homeowner’s policy.

- Frequent Hosting
- If you plan to host more than just a few events, it may be worth treating your venue as a business.
- Many residential Hosts choose to form an LLC for added legal protection. The process to form an LLC varies by state, but it typically simple to do and there are number of online resources to guide you through the process!
- Through the LLC, you can purchase a commercial liability insurance policy—separate from your homeowner’s insurance—that is designed to cover ongoing rentals or events.
Every Home Is Different, and each Host will be different Every home, property, and Host situation is unique. Policies and coverage the works for one person might not be right for another. That’s why:
- We can’t make a one-size-fits-all recommendation.
- You should always check with your current insurance provider to make sure there aren’t conflicts or exclusions you need to know about.
- If you have questions, start with your insurance agent—they know your coverage best!
Bottom Line We want every Host to feel confident and be covered. Whether that means occasional event day insurance or setting up an LLC with commercial liability coverage, there is a path forward that will protect you, your property, and your peace of mind.
